CrowdStreet Overview
Real estate is where a lot of big money is, but one drawback is CrowdStreet only opens the doors to private equity real estate investing for accredited investors. The platform is a marketplace for big-time investors with deeper pockets or public entities to make institutional-level investments.
What is an accredited investor and how do you become one? An accredited investor is one who has a minimum net worth of $1 million (not including primary residence), individuals who have a $200,000 annual salary, or couples with a combined $300,000 annual income.
CrowdStreet does a lot of the legwork for you and vets all of the developers extensively, doing background checks and reference checks so you don’t have to. This move is a major win for the platform because it saves investors a ton of time. But even so, we still recommend doing some digging of your own.
CrowdStreet is best for accredited investors
CrowdStreet gives investors a way to invest in private commercial real estate, but its offerings are limited to accredited investors only. These are individuals who:
- Earned over $200,000 (or $300,000 together with a spouse) in each of the last two years and expect the same for this year.
- Have a net worth of at least $1 million, alone or together with a spouse, excluding the value of the individual’s primary residence.
- Holds in good standing a Series 7, 65 or 82 license.
Accreditation ensures that participating investors have baseline knowledge surrounding the risks of these real estate investments. CrowdStreet‘s funds and private managed accounts also make it ideal for hands-off investors looking to expand their portfolio into commercial real estate.
What Are The Fees?
CrowdStreet doesn’t charge any fees to investors participating in an individual deal. Instead, it charges sponsors technology and use fees.
However, the sponsors may choose to charge investors with management fees and effectively pass CrowdStreet fees on to investors (either directly or by reimbursement of expenses) which will be baked into the deal structure.

Yes, CrowdStreet is a legitimate company. It’s registered with the Financial Industry Regulatory Authority (FINRA) and is a member of the Securities Investor Protection Corporation (SIPC). It’s also a federally registered investment adviser. Investors have invested more than $3.8 billion through CrowdStreet since its 2012 founding.
